I think seller is trying to milk us as FTB
Fiancé and I are trying to buy a home. Seller is a solictor executing a will which has two executors discussing.
Houses on the street that need modernisation but are fine (windows, boiler, rewire are recent) have sold for around £195k at highest. Seller wants 185k but it needs rewire, new boiler, new kitchen etc and so we’ve offered 7% below. We heard back a few days later saying the executors are keen but by the end of the week, we had a formal email saying its not enough and they feel inclined to leave it up on the market unless we offer a little more. The property has had around 8ish viewings and has been up for a month with no offers. They wouldn’t counter us either.
We then offered 6% under (£1.5k more) last week on Thursday 20 mins after our being declined and haven’t back since. I rang the EA for an update today and was told that the solicitor selling emailed this morning to ask if a viewing on Saturday had offered, the EA has responded no and they’d heard no more. We’re a bit miffed as we do like the property. It seems like they care more about other offers than liaising with what’s in front of them. We’ve conveyed that we’re FTB and no chain at home with family and can wait for probate to finish, but also conveyed that we can wait for another house if this one doesn’t work.
It feels like they’re trying to play the game of ooooh let’s see if these FTBs will bite because they really want it. Let’s try get them to overbid. It seems like they want their cake and to eat it, leaving us to sit and wait to see if someone is going to outbid us. I’m a very straight forward person, I’d just like them to counter us and tell us what they’d settle for and we could try and match it. It’s just petty and greedy to just string along.
Are we being milked, are they waiting for us to up our offer? Because we won’t. I’m guessing it’s not enough if they’re ignoring us rather than saying no.
The EA said hopefully we’ll hear back tomorrow as he wants a sale too. I know EAs are usually in on it, but they seem genuinely fed up chasing.
It feels like it’s a week at a time for a response. Ugh!
