How much did you have left in the bank after buying a house?
In the process of looking/offering on houses with my partner and the whole idea of being skint after buying a house freaks me out a bit.
We’ll have a total of around £86K between us. Looking likely that deposit will range from 34-36K judging by the houses we’re going for + offers over £5-10K. On top of that is stamp duty, legal fees etc which will come to around £15K all in. We’ve then allocated £20K to redecorate, buy furniture etc.
This leaves us with about £3000. I’ve never had such a small buffer and it worries me.
Anyone else?
Edit – appreciate all the replies! Put me at ease a bit. We’ll just have to have a year of saving and building the emergency pot back up!

Oh gosh we have about £600 left lol
We’re first time buyers in our twenties though, with a £10k deposit. To be honest when we started the process I didn’t quite realise how much it all cost – I thought the deposit would be the big thing but actually solicitors, ID checks and surveys have really tripped us up.
We haven’t really got anything left for decorating or new furniture, but we’ll take that as it comes. Luckily the house is ready to move into without any work!
Some of these are estimates and not 100% accurate but as a rough idea:
Our final offer on the house, after valuation, was £187k So we are actually paying about £9,500 as a 5% deposit
ID checks from the estate agents were £60 each so £120 plus we had to pay an extra £40 for them to ID check our parents who gave us 1500 as a wedding gift last year.
ID checks from the solicitors were included in their costs which totalled around £2,700
We had to pay £2k out of pocket as the lenders valued the house at £185k and wouldn’t lend us any more than that
We paid £500 for a mortgage advisor, I know you can get free ones but she is fantastic
Our level 3 survey (it’s a 100 year old house) is around £800 or we can do a level 2 for £600
It’s £60 to merge the leasehold and the freehold of our house (I have a past post on this it was very confusing lol)
We haven’t actually completed yet, we didn’t have all this money other than the deposit saved when we started this process so we’ve just been paying it from our monthly wage.
We also found out I was pregnant a few weeks ago but that hasn’t cost anything yet lol. It’s making us want to move quicker on the purchase though.
We have 4k of our deposit in a LISA but we’re forfeiting the £1000 bonus because it hasn’t been 12 months yet 🙁 and the money has to be in there for at least 12 months before you can get the bonus. But we found our dream house.
So overall it’s a 95% LTV, the mortgage rates actually came down during this process. And at the end of this we’ll be paying less than we’ve ever paid in rent!!
