Quick backstory for those who didn’t see my previous post:
We sold our house for £220k and are buying a new one for £400k. Our buyers were presented to us as cash buyers, and our onward purchase is chain-free. Naturally, we were relieved—it seemed like the perfect setup for a smooth and speedy move. We even reduced our asking price on the basis that they could move quickly.
Fast-forward: all paperwork was returned, solicitors were ready, we were literally waiting to exchange… then we got the call.
Turns out, their funds are tied up in fixed-term investment bonds with Santander, which won’t mature until August. Yes—four months from now. Their solicitor and accountant confirmed it and the buyers casually asked if we’d just be happy to wait.
To add more pressure, I’m due to give birth around the same time. So the idea of waiting months, while fully packed and mentally prepared to move, is incredibly stressful and disruptive. We lined up everything based on a April move. This delay has completely thrown us.
Current Situation / Update:
The buyers are now trying to get a bridging loan through a broker—but it’s been two weeks and we’ve had zero updates. No confirmation, no timeline, nothing. Just vague reassurances from their side that they’re “working on it.” Meanwhile, we’re stuck in limbo.
At this point, I see only three possible outcomes: 1. They withdraw entirely because they don’t want to pay the £7k interest and broker fees. 2. They ask us to cover part of the fees to speed it up—which, just to be clear, we will not be doing. We already reduced the price on the understanding they were legitimate cash buyers. 3. We wait until the end of August, when their funds become available, and try to hold everything together until then—baby included.
I’m honestly at my wits’ end. The stress is building, and I feel like we’ve been completely misled. Has anyone else had this kind of experience with so-called cash buyers? Would love to hear how it played out or if you have any advice on what we should be doing now.
